1322 North DeaN Apartment complex tries to portray itself as an upper scale, adult apartment complex. It is not.
The best I cans say about it is that it is in a good location.
Rent is higher than its peers. Recent renovations were made with very cheap materials (cabinets, countertops, switches, ect. )
Management is inexperienced and turns over frequently. Maintenance is slow.
Online systems for payment and work orders are weak.

Since your review in 2022, the property has transitioned to new ownership and management. There has been several unit renovations and implemented upgrades throughout the community. HARMFUL MOLD AND THEY DO NOTHING ABOUT IT
From day one, there was a stagnant and musty smell emanating from the A/C unit through the walls into the bedroom. Maintenance came out and cleaned the A/C. It was so covered in mold and so filthy, it took 2 visits over 2 days to clean it and we couldn’t use the A/C while it was being cleaned, so no A/C in Alabama summer for 2 days. The mold issue was not resolved. We called again later because there was much more mold throughout the apartment and maintenance was once again sent out. They started cleaning the mold, but it was not done in the proper way to eliminate the harmful mold spores. My family and I are familiar with harmful mold as we were forced from our outdated military housing years ago due to black mold which had harmful effects on me, my wife, and my children’s health. We are very familiar with harmful mold and the symptoms and we all were experiencing the same symptoms as before. Due to the apartment’s unwillingness to eliminate the problem correctly, and my lack of knowledge on Alabama’s habitability clause, I began looking for a new house. I knew it was going to cost me a lot of money I don’t actually have to get out of my lease, but I did it anyway. I could not stay there any longer. I had to pay nearly 3000 dollars to terminate my lease, plus 2 months of rent (5000+) even after already leaving and just to get out of there (there goes all my savings and then some). I eventually came across some of the rights tenants have, presented the apartments with them as well as a request for an air quality check in the apartment. They of course refused and are dragging their feet on any and all correspondence. I don’t have the time or money to get a lawyer to prompt 1322 to do what they are legally bound to do. I am in the middle of an extremely difficult course load at college while just getting some time at home after just finishing 6 deployments within 11 years, and don’t want to waste this little time I do have with my family for once on dealing with a reluctant apartment complex. All I wanted was an air quality check so we can take the results to the doctor and get checked out. My family has suffered serious negative health impacts, as well as a chronic cough, and chronic congestion in my 10 year old that just will not subside even after being out of the apartment. Now I think the only thing I can do is make as many people aware of this as possible.

Wish to give zero star.
Bad service, bad manager, bad staff. Try to charge customers money. I wish I could give them zero star: noisy neighbors upstairs, cannot sleep at night. If you are student, don’t live here.

I love this apartment! The atmosphere is just great. Everybody is extremely friendly. The office manager Rita is great and all about customer service. You can tell this apartment takes pride in their appearance from the modern style of the kitchen to the beige flooring to the green grass outside. I never want to move ! I am currently in a spacious two bedroom apartment and it's all just great ! I will say if you are late on the rent it's 10% of your monthly rate and there is only one dumpster near the second entrance. I feel completely safe here and I also love the included Wash room near the front office and the discounted gym members ! Such a great place !!
